5 Things to Get Right Before Your Commercial Flooring Project Starts

Most commercial flooring problems are preventable. Here are the five planning steps that separate smooth projects from costly surprises.

1. Moisture Test the Slab

Concrete moisture is the #1 cause of commercial flooring failures. Before any flooring goes down over concrete, conduct ASTM F2170 in-situ relative humidity testing. Acceptable levels vary by product: most LVP tolerates up to 85% RH; many adhesive systems require below 75%. Testing takes 72 hours and costs a fraction of a failed installation.

2. Specify the Right Traffic Rating

Underspecifying is expensive. A product rated for light commercial that gets installed in a busy retail corridor will fail prematurely. Always specify based on peak traffic intensity, not average. When in doubt, go one rating higher — the cost difference is usually 15–20%, far less than early replacement.

3. Plan for Business Continuity

The best commercial flooring project is one your customers and employees barely notice. This means phased scheduling, after-hours work, and clear communication about which areas are accessible each day. Build the scheduling plan before you sign the contract — not after.

4. Confirm Lead Times Early

Custom colors, large-format tiles, and specialty commercial products can have 4–12 week lead times. Discovering this after your project start date is set is a painful lesson. 5. Get the Warranty in Writing

Commercial flooring warranties vary enormously. Some cover manufacturing defects only; others cover wear, fade, and stain resistance. Understand what's covered, what voids the warranty (improper maintenance, wrong cleaning products), and who handles warranty claims.
